There is a $75 per household materials charge for the Framework online modules and Q & A, and a $25 per household materials charge for the English and Spanish Gateway Orientation 2.5 hour class. To receive grant monies, both spouses must attend. PLEASE NOTE: If you decide to come for individual counseling, there will be a $35 charge per individual listed on the mortgage for a credit report. Illinois is a homestead state, so both spouses must be signers on the mortgage or waive their rights.
We suggest you start with our Gateway Orientation if you are just beginning your home buying journey. If you are ready to buy and have your down payment, you may certainly register for the Homebuyer’s Ed class first. If starting with Gateway, certain grants require you take both classes to get a certificate to qualify which will be explained in each class.
We have a Spanish Gateway class offered in the afternoon on the fourth Saturday of each month. We also have Spanish speaking counselors and use LARC interpreters upon request.
Credit Score requirement varies depending on the lender, but most required at least a 640 credit score. Other programs have different requirements. Be sure to discuss this with your counselor.
